EICR Electrical Installation Condition Reports

Electrical Installation Condition Reports to BS 7671 for landlords, commercial premises and communal areas, with clear codes and fixed remedial prices.

An EICR is a detailed inspection and test of your fixed electrical installation. It identifies anything dangerous, potentially dangerous, or in need of improvement, and gives the installation an overall satisfactory or unsatisfactory result.

Private landlords in England, Wales and Scotland must have the electrical installation in rented homes inspected and tested at least every five years. Commercial premises are usually tested at intervals set by the person responsible, commonly every five years for offices and shops and more often for higher-risk sites.

Our electricians code every observation using the standard codes (C1, C2, C3 and FI), explain in plain English what each means, and give a fixed price for any remedial work so you can close out the report quickly.

How a job runs

  1. Tell us about the building

Use the form or send us your fire risk assessment action plan. A few details on height, use and current systems are enough to start.

  2. Survey or desktop review

Where we need to see the building, we visit. For some jobs, such as EWS1 scoping, we start with the documents you already hold.

  3. Fixed quote

You get a written, fixed price with a clear scope. Nothing chargeable happens without your approval.

  4. Work and certification

Our engineers carry out the work and leave the right certificates, photographs and logbook entries.

  5. Records and reminders

Reports are filed by building and we remind you before the next test, inspection or review is due.

Questions we are often asked

How often does a rented home need an EICR?

In England, Wales and Scotland, private landlords must have the installation inspected and tested at least every five years, or sooner if the previous report says so.

What do C1, C2 and C3 mean?

C1 means danger present and immediate action is needed. C2 means potentially dangerous and urgent remedial action is required. C3 means improvement is recommended. FI means further investigation is needed. Any C1, C2 or FI gives an unsatisfactory result.

How long does an EICR take?

A typical flat takes two to four hours. A house or small commercial unit can take most of a day. Power will be off for short periods during testing.
