Landlord fire safety is a patchwork. The rules for smoke and carbon monoxide alarms are different in England, Wales, Scotland and Northern Ireland, HMOs carry extra duties, and councils add their own licence conditions on top. Getting it wrong can mean fines, banning orders or an invalid insurance claim, and getting it right is mostly about having the right paperwork.
We fit and certify alarms to BS 5839-6, carry out EICRs and remedial works, assess HMO common parts, and leave you with a single set of certificates you can hand to a tenant, a council officer or an insurer.
